I spent 25 years at the largest window cleaning company in Florida, and along the way I held nearly every seat in the building. I started as Executive Assistant to the Owner and worked my way through Specialized Services Coordinator, Estimator, Project Manager, Operations Manager, Sales, Marketing, Vice President, and ultimately General Manager. There isn’t a part of this business I haven’t priced, scheduled, sold, or fixed.

As General Manager of a multi-million dollar exterior building services operation, I led the company through the most profitable stretch in its history. We did it with disciplined pricing, honest estimating, tight scopes, and crews that were set up to succeed instead of set up to fail — the same discipline I teach in everything I write.

My experience spans the full range of exterior building services: high-rise window cleaning, pressure washing, high dusting, stain removal, glass restoration, leak investigation, caulking, and waterproofing. I’ve estimated and managed work for the top commercial property management firms in the country, so I know exactly what building managers expect from a contractor — and exactly why most small operators never get the second call.

I write for the technician who is great at the work but was never shown the business behind it. Everything I publish comes from jobs that were actually bid, buildings that were actually cleaned, and mistakes that were actually paid for.
